Residential Complex and Apartment Building Insurance

Protect common areas, lifts, fixtures and the building management's liability with a single package policy.

Who is it for?

  • Apartment building and residential complex managements that want to protect their common areas
  • Managements that employ a caretaker, security or cleaning staff
  • Buildings with shared equipment such as lifts, generators or water pressure pumps
  • Complexes with large common areas such as car parks, pools, gardens and social facilities
  • Professional property managers who want their liability to owners clearly defined

What is Residential Complex and Apartment Building Insurance and what does it do?

In a building, everyone's flat is their own, but the entrance, lift, roof, car park and garden are shared. When something happens there, the bill is shared too. Residential Complex and Apartment Building Insurance protects exactly this: the building's common areas, its fixtures and fittings, and the liability that falls on the building management.

As well as major risks such as fire and earthquake, the smaller incidents that disrupt daily life are covered too: an accident in the lift, water leaking from the water tank, a broken entrance door pane or damage in the car park. Third-party liability cover takes care of what these incidents cost the management.

For managements with staff, employer's liability cover protects against work accidents involving the caretaker and other staff. One policy, one renewal date and a team that handles the process for you: an arrangement that's easy to explain at the owners' meeting.

Frequently asked questions

Your questions about Residential Complex and Apartment Building Insurance

If your question isn't on the list, give us a call. We'll keep explaining until it all makes sense.

No. The package policy protects the building's common areas, fixtures and the management's liability. For the inside of flats and personal belongings, each owner needs their own home insurance.

The policy is issued in the name of the apartment building or complex management. The premium is usually paid from shared expenses and split between the owners through the monthly service charge (aidat).

Incidents caused by the lift that harm third parties fall under third-party liability cover. Having regular maintenance and valid inspection records makes the claims process easier.

Yes. Compulsory earthquake insurance (DASK) only covers earthquake damage to the building, and only up to a set limit. Common area fixtures, liability covers, theft and water damage fall under this package.

Employer's liability cover pays the compensation the management may owe if an employee is harmed in a work accident. You just need to share the number of staff and their job descriptions when the policy is set up.

Incidents arising from common areas that harm third parties fall under liability cover. What caused the incident, and whether the management is responsible, is established by a loss adjuster's assessment.

It's based on the common area floor space, the construction type and the replacement value of shared fixtures. We'll list equipment such as lifts, generators and camera systems together and arrive at a realistic amount.

Because the policy is issued in the name of the building's management, a change of manager doesn't interrupt cover. We just need to update the new management's contact details.
