What is DASK Compulsory Earthquake Insurance and what does it do?

In Türkiye, earthquakes aren't a possibility; they're a fact of life. Compulsory Earthquake Insurance, known in Türkiye by its abbreviation DASK, is the shared protection pool the state has set up for exactly this reason. It's a legal requirement for privately owned homes within municipal boundaries that are registered on a title deed (tapu).

DASK covers direct physical damage to your building caused by an earthquake, and by any fire, explosion, tsunami or landslide it triggers, up to the limits in your policy. The parts that make a building a building are covered: foundations, main walls, ceilings and floors, stairs, lifts, landings, the roof and chimneys. Garden and retaining walls are included too.

What does the policy cover?

Earthquake

Covers direct physical damage to the building caused by an earthquake, up to the policy limits. This is the product's core cover.

Earthquake-Triggered Fire

Covers damage to the building from a fire caused by an earthquake, during or after it. Fires unrelated to an earthquake are not included.

Earthquake-Triggered Explosion

Protects against damage to the building from explosions caused by an earthquake. Explosions from gas lines or other installations fall under this heading.

Tsunami

Covers damage to the building caused by a tsunami following an earthquake. It's a risk not to be overlooked in coastal areas.

Earthquake-Triggered Landslide

Covers damage to the building from ground movement triggered by an earthquake. Shifting ground can affect a building as a whole.

Structural and Integral Parts of the Building

Foundations, main walls, shared walls between units, ceilings and floors, stairs, lifts, landings, corridors, the roof and chimneys are all covered.

Building Cover Within the Policy Limit

Claims are paid based on a sum insured calculated from the building's floor area and construction type. The maximum amount, updated every year, is clearly stated on your policy.

The policy is issued in the name of the building's owner, i.e. the title deed holder. A tenant can pay for and arrange the policy, but any claim payment goes to the title deed holder.

Buildings outside municipal boundaries, public buildings, buildings used entirely for commercial or industrial purposes, unregistered informal dwellings (gecekondu) and buildings evacuated because they are at risk of collapse are not covered by compulsory earthquake insurance.

No. DASK only covers the building; furniture, household appliances, electronics and personal belongings are not included. For your belongings, you need home insurance.

For every claim, an amount equal to 2% of the sum insured is borne by the policyholder, and the payment is made after this is deducted. Also, earthquakes within a 72-hour period count as a single claim.

DASK pays up to a maximum amount set each year. If your building is worth more than that, the difference isn't covered. To close that gap, we recommend planning it together with the earthquake cover in a home insurance policy.

The policy runs for one year, and cover ends when it expires. Without a renewed policy you can't receive compensation after an earthquake, and a policy is also required for utility and title deed transactions. We keep track of your renewal date and remind you.

No. For cover to apply, the damage must come from an earthquake, or from a fire, explosion, tsunami or landslide caused by one. A fire unrelated to an earthquake falls under home insurance.
